Central London apartments up 1.2% q-o-q in 3Q; robust buying activity from foreign investors

Overseas buyers are highlighting the London housing market in a big way, according to a recent residential market report from property buying agent London Central Portfolio (LCP). With demand for well-priced and undervalued properties, causing bidding wars in the market, prices may spike even more in 4Q 2023 and 1Q 2024.Liam Monaghan, managing director of LCP, observes that the trend is mainly attributed to the returning of mainly buyers from Asia and the Middle East. PCL apartments and flats are again in demand by people returning to the office post-Covid and overseas tourists flocking to the city for the season.Monaghan adds that PCL prices remain 8% below the 2015 peak. Nevertheless, popular London neighbourhoods such as Knightsbridge, South Kensington and Belgravia saw y-o-y price growth of 2.1%, 1.9% and 1.8%, respectively, in 3Q2023.Kensington and Bayswater, on the other hand, saw prices fall by 0.3% and 0.6% respectively. The domestic market is, however, weighed down by higher mortgage and inflation rates.Domestic buyers who have to renew fixed-term mortgage rates face higher interest rates and more of them are listing their properties for sale. Monaghan states that it’s the perfect time for cash buyers to invest as an increasing number of properties are entering the market in Autumn.
